A Brazilian group is said to be lining up a proposal for a new privatized casino to be built in Punta del Este, which is Uruguay’s most famous coastal resort town. This is set to happen through a larger mixed development, with a proposal to be put forward to Uruguay’s Ministry of Economy and other national and departmental administrations.
Based on the initial reports, the project will involve the construction of a casino together with a real estate or entertainment complex that will consist of over 120 residential units, a shopping promenade, food establishments, recreational spaces, and an allocated entertainment zone. The plan will see the casino incorporated into the destination rather than serving as a gambling facility.
Strategic Location in Punta Mansa
The location of this development project would be at kilometer 126 on the Interbalnearia Route, in the Punta Mansa section of Punta del Este. The land would be composed of various properties totaling around 10,000 square meters of land in an area with great potential for growth.
Punta Mansa has a less crowded profile than other locations within Punta del Este, which makes it an interesting option for long-term residential and luxury tourism development. This decision also expresses a sense of sustainable growth and utilization.
Brazilian Developers with Regional Experience
The group of investors that launched this proposal has its origin in Rio Grande do Sul in Brazil. The proposal claims to have experience in different sectors such as hotel management, construction, restaurants, and retail businesses. The investors seem to be engaged in projects associated with tourism, entertainment, and commercial activities.
The proposal for a casino is at its nascent stage and pending approval from the Ministry of Economy of Uruguay. The plan has been developed as per Law No. 16,736 regarding the establishment and regulation of casinos in Uruguay.
Impact Studies and Regulatory Process
The initiative is being advised on the project by Giménez y Asociados, which is a strategic consulting firm that has carried out feasibility and impact studies to inform the initiative. Speaking to the Uruguayan publication Montevideo Portal, Francisco Giménez, who is the representative of Giménez y Asociados, stated that the initiative is the result of thorough research and analysis.
“We conducted an impact study for more than five years, and the results are positive. The study analyzes several aspects of the project, such as the level of investment, the target audience, the commercial developments of the complex, and above all, it offers a new entertainment option and space in an area with great potential, allowing for sustainable development”, Giménez stated.
Timeline, Investment, and Next Steps
Although the general plan is already laid out, specific information about the construction schedules and cost investments is still being finalized. According to Giménez, different evaluations are still in progress.
“We are still processing data, but we already have a roadmap defined with the timeframes required for each stage of construction of the new complex. There are still many aspects to be defined. On the other hand, there is another study in the hands of the investors where the essential characteristics of the commercial space, the entertainment area, and the casino itself are being outlined. The casino will have a well-defined profile and will be positioned within a specific segment”, he explained.
A Potential New Chapter for Punta del Este
If the approval comes through, this project may mark the beginning of a new cycle for Punta del Este, which will continue being an entertainment destination for the region. By integrating real estate, entertainment, and gaming in an orderly manner, this project aligns well with the Uruguay model of prudent casino development and planning for the country’s tourism industry.
Currently, the proposed offer is still under assessment, but its continued emphasis is the ongoing interest of the global community in Uruguay’s gaming and hospitality industry, especially from Brazilian investors.
